Highland gem Morvich Estate listed for sale in Scotland

One of the Scottish Highlands’ most established private estates has come to market, with Morvich Estate near Rogart in Sutherland being offered for sale through property consultancy Galbraith.

Spanning almost 5000 acres, the estate combines sporting, residential, agricultural and environmental assets in a single holding, with a guide price of £7.5 million.

Morvich Estate includes a Grade B listed Georgian principal lodge, five additional residential properties, productive farmland, extensive native woodland and significant natural capital and biodiversity value.

Rod Christie, partner at Galbraith, said the estate offers a rare combination of uses and long-term potential across multiple sectors.

“Morvich is an exceptional estate which offers an enormous range of potential uses,” he said. “It includes a stunning seven-bedroom lodge and several other estate houses, wonderfully diverse sporting and farming opportunities and magnificent Highland scenery.”

He added that the landscape includes wetlands of international importance and a wide range of habitats supporting significant wildlife populations, alongside opportunities for future environmental initiatives.

At the centre of the estate is Morvich Lodge, a seven-bedroom Georgian property featuring period interiors, open fireplaces, flagstone flooring and formal reception rooms, set within mature gardens and traditional estate grounds.

Alongside the main residence are five further homes, including a five-bedroom guest lodge currently operated as a holiday let, a traditional farmhouse with redevelopment potential, two keepers’ houses and Pittentrail Lodge, providing flexibility for staff housing, tourism or extended family use.

The estate also includes around 380 acres of in-bye land on the River Fleet floodplain, suitable for grazing and arable use, alongside native birch, alder and oak woodland, heather moorland and wetlands.

Sporting rights form a significant part of the estate offering, with opportunities for red, sika and roe deer stalking, wildfowling, potential grouse shooting, salmon and sea trout fishing on approximately 2.6 miles of the River Fleet, and brown trout fishing on hill lochs.

Until recently, the estate also operated a pheasant and partridge shoot, with infrastructure still in place for potential reinstatement.

Additional buildings across the estate support agricultural and sporting operations, alongside crofted land and common grazings that remain part of the local rural economy.

Morvich is located around 10 miles from Dornoch and 51 miles from Inverness, with access to transport links including Inverness Airport and the Far North rail line via nearby Pittentrail station.
