A versatile mixed farming and lifestyle property in Dumfries and Galloway has entered the market, offering more than 133 acres of farmland, a renovated farmhouse, modern buildings and fishing rights along the Liddel Water.

Rowanburnfoot Farm, near Canonbie, has been brought to the market by Galbraith and is being offered as a whole, with offers over £875,000.

The compact, ring‑fenced holding extends to approximately 133.53 acres and combines productive agricultural land with amenity appeal. The property is positioned in a private and secluded setting while remaining within easy reach of local services and transport links, including the A7.

At the centre of the farm is a traditional four‑bedroom stone farmhouse, which was comprehensively renovated in 2015 to create modern family accommodation while retaining its period character.

The holding also includes a range of modern farm buildings suitable for livestock enterprises or potential equestrian use, subject to the necessary permissions, alongside a derelict sandstone cottage offering restoration potential.

The predominantly Grade 3.2 farmland comprises temporary and permanent pasture, rough grazing and amenity woodland. The southern boundary follows the Liddel Water, providing approximately 2,100 metres of single‑bank fishing rights.

Duncan Barrie, head of farm sales and valuations at Galbraith, said: “Rowanburnfoot Farm represents a rare opportunity to acquire a compact and highly versatile farming and amenity unit that combines productive agricultural land with an exceptional lifestyle offering.

“From the modernised farmhouse and adaptable farm buildings to the fishing rights and restoration potential of the former cottage, the property offers broad appeal to farmers, amenity and lifestyle buyers and those seeking a rural estate with long‑term potential.”

The farm is located less than two miles from Canonbie, around 7.5 miles from Langholm and within reach of Dumfries, Lockerbie and Carlisle.

Galbraith said the area remains a sought‑after agricultural location, supported by a strong network of contractors, merchants and rural suppliers.

The closing date for offers is noon on August 25, 2026.
